Ideal Cost of a 3 Bedroom House
Cost is a major concern of anyone wanting to venture into construction. There is question that any client keep asking me, "how much is the cost of a 4/3/2 bedroom house in so and so place? Here is your most appropriate answer for this. Read through till the end. I have discussed the cost determiners of every part of the house starting from Foundation
FOUNDATION WALLS
To get an idea of how much materials the foundation walls will cost first do a test pit (1M by 1M ) before construction and see soil variations. Sites with red soil, murram and stable rock need less excavation coz they are already stable for construction. Black cotton soil may ask for full excavation and if gone too deep you hung the slab.
SLAB
It's necessary to know the thickness of the slab to be used as well as labour needed. The amount of materials used while doing 100mm thick slab is different by far from the one used in 150mm slab especially where floor area is big. So work with a well specified slab size from the plans.
FLOOR FINISH
One person may decide to use red oxide for floor, another one normal ceramic tiles, another one Saj ceramic tiles. All these types finish will cost very differently. So specify to your contractor or Qs what you need to avoid disagreements later.
WALLING
A house of the same size can have all external walls plastered while in another case the wall is just keyed. The cost of plastering is way higher as compared to a normal keyed wall. Be specific on this too.
CEILING
A person doing gypsum ceiling will have to dig way deeper as compared to another doing Pvc ceiling. Get to details of knowing this even before construction.
ROOFING
A roof done with 30g of Maisha Mabati most likely cost 30% of a roof done with Decra roofing tiles. Specify to your contractor too.
