FACTORS TO CONSIDER BEFORE BUYING A PLOT TO BUILD A FLAT(CONDOMINIUM OF APARTMENTS)

When anyone is buying a land to build apartments the intention is to have something that can generate income so the main inspiration is doing business. Unlike when someone is building their residential home, everyone seeks to maximumly utilize every inch of the plot to have as many units as it can fit. So here I am addressing every development that calls us to construct on more than 90% off the plot area.

1.LOCATION OF THE PLOT.

When investing in any business, everyone has their own expectations; the main one being, how much will I get if I venture into this business? So it is very necessary to have in mind the amount you want to earn every month when you have 100% occupancy. That is what will determine the typology you want to do. Is it one bedroom, bedsitters(studio rooms), two bedrooms etc. You should be keen on the social class o the area you would like to build. What typology can they consume more and how much is each unit. There are some areas which if you construct bigger typologies, you will have to let them out so cheaply because no one can afford. Kindly a thorough feasibility study of the area before investing your hard earned money.

2.ORIENTATION OF THE PLOT

This is a factor which very few people consider but its also very important. I know many think I am addressing the direction of the sun. Noo. Though its also a very important factor to consider today my focus is wind direction. Be keen on the the general wind direction. Generally, prevailing winds blow east-west rather than north-south. This happens because Earth's rotation generates what is known as the Coriolis effect. The Coriolis effect makes wind systems twist counter-clockwise in the Northern Hemisphere and clockwise in the Southern Hemisphere. A house is oriented in the same direction with the plot e.g the side that faces the road is where you can get as much daylight as posible so you will tend to have your windows on that side.

There is no way the eaves overhung of a 3 floor storey house can cover the entire walls, so while it is raining and windy at the same time...the wind pushes those drops in to the house since all the openings(windows and doors do face that direction). In a case like this it is good to alert the welder to have the opening parts of the windows to be tightly fitted(rubber tight) to avoid water draining into the house.

3.DRAINAGE OF THE AREA

The best way to know whether an area floods during rainy seasons is by observing the types of plants around, there are those types of plants that does well in water logged areas like reeds. Anather way is buying a plot during the rainy seasons. Its very easy to see their true colours that time.

 

4.TYPE OF SOIL AND THE REMEDIES

5.HOW MANY SIDES FACES THE ROAD/ HOW MANY NEIGHBOURS HAVE LOW RISE BUILDINGS(BUNGALOWS)

The more sides your plot faces the road, the more you don't have a struggle with daylight. If your neighbour has a bungalow, it means thats like an empty plot and therefore more daylight.

 

NB// It is not always possible to find all these factors in one plot but be keen to find atleast some but about drainage and location never compromise.
