BEFORE YOU START ANY CONSTRUCTION WORKS; CONSIDER THISπŸ‘‡πŸ‘‡πŸ‘‡πŸ‘‡

Many people have never understood the purpose of planning ahead of things. Anytime you want to engage in any serious venture without a plan of how to go about it, the project is bound to fail. See even God encourages planning ahead of things. Suppose one of you wants to build a tower. Won’t you first sit down and estimate the cost to see if you have enough money to complete it? (Lk14:18). Planning helps someone to know what to expect and what is expected of him/her. You have to ask yourself questions like;
        i.             What is that house I have always dreamt of?

      ii.            How much will it cost me?

    iii.            For how long do I expect to construct it?
    iv.            At what stage of construction will I start using it?

With the answers for the above questions, you will have the motivation to continue because you will aware of where you are heading. Once you accomplish a certain stage, appreciate the step made. That will keep you motivated to continue. Let us try to answer the above questions together.
What is that house I have always dreamt of?
Anyone who embarks on a building project has a vague picture of what they want. That is why you hear someone say; I want a three bed room house. This depends on the number of occupants. The person may continue and say; “I don’t like those steep roofs or I would not want to have a small kitchen or I don’t like squeezed bedrooms”. From that description it is clear the client’s dream is not just a three bed room house but has the exact specifications of his/her 3-bedroom house. Now what you need is to gather all those specs in your mind and explain them to the designer/Architect. Ensure that all you have in mind is what is represented in the final plan before you think of going to the next stage. Have your dream house on paper first.
How much will the project cost?
After you have the plan from the architect, get Qs who will give you the total estimates of the project. You can ask for the BOQ and the material schedule. A layman may not understand the BoQ but will understand the material schedule. By so doing, you will understand the number of bags of cement needed at a certain stage, how many tones of sand you need at any given time, and how many roofing tiles e.t.c. It will also eliminate any fraud activities on site which make construction very expensive. Save yourself from such.
For how long do I expect to construct it?
Knowing how long you expect to complete the project keeps you going. That makes someone not to feel like they are taking too long hence de-motivated. It is better to take a couple of years with a project but you aware of what you are to accomplish every year. That makes someone think of more sources of income in case they would want to accomplish more where finances are the issue. The reason to why there are so many abandoned projects is because the owners just gave up because they felt like they were pouring money in a bottomless pit. The little they input seemed not to make any significant difference.
At what stage of construction will I start using it?
Someone may decide to do a maisonette but decide to use it before completing the upper floor. So it’s necessary to focus on finishing the lower floor instead of spending too much energy at first in the upper floor then leave a dead site out of exhaustion why you continue paying rent. With that in mind the stairway should be constructed in way it will allow such. The rooms on the lower floor should be able to serve the family.
How can you tell someone doing a project without any prior planning?
They go directly to the construction stage without being sure of what they are constructing. Even if you ask them what will the final product will look like, they can only say what they don’t like and what they like. You should have something tangible that you can show on paper. They go to contractor with a design in the head and request it built. With the current competition, the contractor has to give a very competitive price to be awarded the project. The client has no idea how much the house they expect should cost. The contractor will have to work on the budget and at times the price is unrealistic making some leave the projects halfway after the first or second payment. This happens much to the inexperienced ones after they fear operating at a loss so the client ends up losing.  A contractor is in business so they will also want to make money for spending all that long in your site. You have not specified the materials to be used since you have no plan or BoQ, so why not go for the lowest quality to make good cash? It’s not their fault after all.  In the case of a storey building and you never engaged a structural engineer who is to specify the metal bars or concrete mix; even if Y10 is used in the place of Y16 can you blame the contractor? You requested for a 4-bedroom but did not tell him the 4-bedroom you want him to construct or what materials to use. So give the contractor the exact thing you want constructed with all your specifications on paper. That will save you from anything substandard. Do not tempt your brother.

It all started with one house for one client who refers me to the neighbourhood after they like the idea of flat roof with a parapet wall.
