LOW COST HOUSING (EPS PANELS)

EPS is an acronym that stands for Expanded Polystyrene which has led to the production of the EPS panels. These panels are single factory engineered units and made from two metal wires into a fully insulating EPS core. They are basically insulated sandwich panels between two high tensile steel meshes.

EPS 3D Panel system results in reduced concrete and steel reinforcement quantities thereby saving costs. EPS is light-weight, resulting in lower labour costs, formwork and construction time and, therefore, overall construction cost reduction.

ADVANTAGES OF USING THE EPS PANELS
Reduces metalwork as much as possible,  single panels can build up to 4 floors and double floors can do upto 20 floors without using columns.

When it comes to Windows someone can just cut it in any shape and size, no ring beams are needed therefore less metal work.

In floors, much of the area is taken up by the board reducing the overall concrete mix needed.

Another advantage is the insulation properties of the material, in areas with extreme weather conditions like too cold of too hot, the structure tends to be in moderate temperatures.

The panels are rodents resistant, therefore discouraging any rodent activities and well as water resistant avoiding water seepage.

The panels are also bullet proof, as in no bullet can go through,  at times we may think this factor is not important but anything can happen under the sun.

Another factor is labour reduction, panels takes less time to install unlike the conventional blocks technology hence less man hours.

One of the mistakes that have happened in the past is trying to quantify the percentage cost reduction coz several factors determine; for instance,  one builder may decide to use the panels on the floors but not on the walls. In this case I have found out that a floor that would cost like 700k can cost around 590k but the thing is saving 110k is still worth coz every coin counts. The reason to why price reductions are less in this scenario is because wall reinforcement remains coz weight reduction is very minimal. When doing the overall structure using the panels, the foundation does not need to be too deep/reinforced coz it carries lesser weight, no columns are needed so at that point someone will achieve a higher cost reduction bearing in the construction of the structure.

WHY HAVE EPS PANELS HOUSES GOTTEN EXPENSIVE IN THE  PAST.
If an engineer is not familiar with this technology and is requested to do structural drawings, they end up over-reinforcing it not understanding that the high tensile steel have  reinforcement properties.

The specialised people in it were few therefore less competition, hence they charged very high for the labour unlike today.

WHERE THE OVERALL PRICE REDUCTIONS CAN END UP ALMOST NEGLIGIBLE USING PANELS
When doing a pitched roof bungalow where no reinforcement would have been required even in the conventional methods the costs may end up not reduced at all so for such people to use EPS may be for the other advantages but for flat roofed bungalows the cost reduction will be highly achieved coz the slab up there would need some reinforcement which is catered for by the technology.
